These designations are only earned by Brokers/Agents being a
REALTOR®, held to a most strict code of ethics. Not all agent or
brokers are REALTORS®. As a Global Broker I may also help you find
property on an International level. I feel today's clients are very
savvy and know much more than in years past. My mission is to assist

Since 1976, in addition to residential sales, she has practiced commercial
real estate, including tax-deferred exchanges of investment
properties, land development and building subdivisions. Her real
estate assignments have taken her to Washington D.C., Texas, Hong
Kong and Singapore. She was consultant to a French developer in the
Caribbean. The Sheraton Resort was featured on Lifestyles of the
Rich and Famous.
Led by her deep concern and interest in quality of life for seniors, she was a
founding member of the National Association of Senior Living
Industries, spearhead for the land development of two Congregate
Care Facilities plus
director of a 186 unit retirement facility in Southern California.
Drawn by an interest in Aviation, Constance was honored to have worked for
Astronaut Ed Mitchell in
Palo Alto and for
Lockheed Missiles and Space. She
also completed ground

1998 assignment:
Site location and acquisition for national apartment builder in Bay
Area.
1996 to 1997:
Deputy Administrator of 189 unit licensed senior living facility (RCFE).
The general partner contracted me for onsite management when he
dismissed four top executives for conflict of interest. I was tasked
with continuity of management, restoration of the resident census
and refinancing of the facility debt.
1976 to Present:
An investment client interested me in the concept of
congregate housing to improve the quality of life for
seniors. I land developed a project for the client, then
proceeded for my own account. I studied demographics and
defined a target area. I requisitioned a market analysis and
created a pro forma of operations based on an experienced
operator. I then secured an investor and we acquired the
property. We processed entitlements for a 153 unit, 7 story
facility.
I negotiated several land purchases for own development.
I built homes that sold quickly and an office building 100%
pre-leased. I completed 20 fee appraisals of property for a
court case.
Mississippi Riverboat Resort, Arkansas. $60 million joint
venture for land owner. I created a development team,
secured investor, arranged barge and confirmed Hilton to
operate.
Arranged Canadian investment for U.S. home builder.
Negotiated $13 million option for entertainment park.
To develop business opportunity for San Diego aerospace
company, team negotiated a joint venture agreement with Bell
Helicopter for worldwide sales and development of the Huey
upgrade kit. Contract valued at over $100 million.
Financial consultant contract with French developer in
Caribbean. Project is Sheraton hotel casino resort, over
$180 million cost and featured on TV show Lifestyles of the
Rich and Famous. Assignment took me to St. Martin, Hong Kong
and Singapore.
